Contract to Close Service...

  • Recieve purchase contract from associate
  • Review and coordinate escrow deposit received
  • Review contract for addendums to be included
  • Prepare/collect missing addendums per associate consultation
  • Create transaction summary sheet
  • Enter transaction in Coyncierge Ink tracking system
  • Send welcome email to associate's client/customer
    • Include timelines, next steps, what to expect​
    • Include who is who in the transaction
    • Include a copy of the executed contract and addendums
  • Upload required contract documents for broker compliance review
  • Receive preapproval/qualification from buyer's lender
  • Deliver contract to title company/attorney 
  • Deliver contract to lender if needed
  • Coordinate inspections and repairs per associate instructions
  • Ensure Association application has been submitted
  • Collect HOA/COA documents from seller and distribute
  • Receive and deliver loan committment
  • Draft addendums and have executed per associate instruction
  • Collect and review estoppel if needed
  • Review file for compliance and upload any missing documents
  • Submit associate's file to broker for review and approval. 
  • Review clear to close and prelimary HUD/ALTA and confirm with agent
  • Coordinate closing date, time and location - communicate to all parties
  • Coorinate final walkthrough
  • Anticipate potential issues throughout the transaction
  • Communicate consistently with associate, clients, customers, lender, title company, attorney, inspectors, appraisers throughout transaction
Post Closing: 
  • Receive final HUD/ALTA and upload to associate's file
  • Update MLS with closing information if associate listing
  • Upload closed MLS property sheet in associate's file
  • Update client/customer record in associate's CRM if requested.
  • Add client/customer to associate's post closing campaign 
  • Submit closed file to brokerage
  • Maintain electronic file of closing statements
  • Year End - send out electronic copies of closing statements to clients/customers on behalf of agents for tax purposes
All communicate to associate's client/customer, lender, title/attorney, co-broke agents, market center will use associate's bran as a member of their team.
